Single Family Residences For any New Construction or Additions
Would you like to avoid the delays on a grading and excavation permit?
If you are building on a single family lot either new construction or a modest addition, You Must Read This Information for Preliminary Review.

Quandary Village Subdivision:
Per Section 7105.01 A. any subdivision that was platted prior to February 26, 1996 did not address any wetlands or steep slopes within the subdivision process . Therefore buildable areas were platted in wetland areas and/or where 30% or greater slopes exist. This places the responsibility on the individuals developing the lot at the time for either new construction or exterior additions to verify that all soil disturbance complies with current water quality standards.
- To address wetlands on your site:
- See the list of Army Corps Engineers recognized consultants for all of the Sacramento Region. Hire a qualified wetland consultant to assess if wetlands exist on the site. Obtain a full delineation and wetland report from a recognized consultant. Submit for Preliminary Review to identify a potential building envelope.. Design your structure and all improvements to avoid any disturbance of a wetland.
- If disturbance is proposed:
- Contact the Army Corps of Engineers for federal jurisdiction and proper permitting.
- Obtain a County Wetlands Disturbance Permit.
- To address steep slopes on your site:
- Hire a qualified Colorado Professional Engineer to assess slope stability for your site.
- Obtain a slope stability report emphasizing the stability of the site based on all proposed improvements.
- Follow all recommendations in the report and submit for Preliminary Review.
Please contact the Engineering Department for questions.
